Zagreb, Gračani - Luxury residential complex project, new construction

Gračani is better known as one of the most beautiful locations for living in the city of Zagreb, surrounded by nature and only a few minutes' drive from the city center.

Luxury villas are located in this beautiful location, each of which includes three apartments. The villas are located in the immediate vicinity of the tram zone and the new cable car that leads to Sljeme and are positioned so that the influence of noise does not affect the peace and harmony of life in the villas. Also, the proximity of the Meridijan shopping center, a city kindergarten, an elementary school and a health center make this location excellent for living.

The guiding principle of this project is to build a long-lasting and high-quality property using environmentally friendly materials and, as a final product, to create a healthy, functional, environmentally friendly and energy-efficient living environment that we will be able to offer to the buyer at the best price on the market.

In this project, we are building on earthquake-resistant foundations, which in our case means that we have eighteen piles installed under the building at a depth of 7 meters, which give security to the foundation of the building. They are incorporated into the lattice reinforced-concrete structure of the building, which is by its nature more flexible than the fully reinforced-concrete monolithic structure, which is standard in Croatia.

We are building the external envelope of the building with environmentally friendly materials that result in a reduction in the consumption of concrete, which is the biggest polluter of nature, and also provides an unhealthy environment for living, and thus we achieve 40% better building physics than the best standard construction methods in Croatia.

We have installed equipment on such a structure of the building that complements such a function, such as ventilation with a heat recuperator and automatic regulation of air humidity and air purification, and such a solution results in the fact that windows in critical periods such as hot summer or cold winter days do not need to be opened, and thus their own energy sources are not lost, but by preserving this energy, perfect air circulation with ideal humidity in the apartment is achieved at the same time.

Environmentally conscious heating and cooling is also implemented via a heat pump, which, given the above-mentioned 40% better building physics and ventilation with heat recuperator, enables greater energy savings. We have also made preparations and, with an additional charge, solar photovoltaic electric cells can be very easily installed and thus become a completely energy-independent object.

Underfloor and ceiling heating and ceiling ventilation and cooling are designed in the apartments. The carpentry is at the highest level in terms of thermal characteristics. It is made of aluminum/wood profiles in which the color of the aluminum is a special black color, while the wood is oak.

The glasses are safety, burglar-proof and triple-layered - external and internal glass laminated, each 6 mm thick and central 4 mm.

Automatic lifting-sliding walls are low-floor. All carpentry has safety locks for child protection, with built-in mosquito nets and electric iso blinds.

An elevator leads to each apartment from the garage.
