Frequently Asked Questions

What do administrative services in real estate transactions include?

Administrative services include all technical and legal tasks necessary for the proper implementation of the purchase, sale, or rental of real estate. This includes collecting and checking ownership documentation, drafting contracts, submitting applications to the Tax Administration, registering ownership in the land register, registering the residence of foreigners, the condominium process, and much more. Our team at Regent Real Estate ensures that every step is carried out in a timely and professional manner, with maximum protection of your interests.

Why do I need help with the administrative part of selling or buying real estate?

Because the Croatian legal and administrative system for real estate transactions is complex, and any mistake – such as incomplete papers, uncertified contracts, or unreported taxes – can lead to rejection of registration, financial penalties, or even cancellation of the contract. Professional administrative support ensures that all processes – from the sales contract to the transfer of property ownership – are carried out correctly and in accordance with the applicable laws of the Republic of Croatia.

How long does the transfer of ownership in the land register take and do I have to do it personally?

The transfer of ownership, i.e., registration in the land register, usually takes from a few days to a few weeks, depending on the competent land registry department. The buyer does not have to submit the request personally – at the Regent agency, we prepare a proposal for ownership registration on your behalf, pay the court fee, and monitor the case until a decision is issued. In the end, you receive an official title deed with your name as the new property owner.

Who files the tax return after buying real estate and how does the process work?

The law stipulates that the buyer must report the real estate transfer tax within 30 days of signing the contract. If you buy a property through us, we file the tax return on your behalf, prepare the necessary documents, and communicate with the Tax Administration. This way, you avoid waiting and possible penalties, and we handle the entire process quickly, transparently, and without additional burden for you.

Do you help with residence registration for foreign citizens who buy real estate in Croatia?

Yes, our team has experience with buyers from the EU and third countries. We provide foreign citizens with complete support in registering a temporary residence, drafting bilingual contracts, and obtaining the consent of the Ministry of Justice to acquire ownership (when necessary). We also inform them about all tax and legal obligations that apply to non-residents when buying real estate in Croatia.

Can you handle the condominium process for a building and what does it entail?

Of course. The condominium process is a procedure by which the special parts of a building (e.g., apartments, business premises, garages) are legally defined and the documentation for their individual registration in the land register is prepared. Without the condominium process, it is not possible to independently sell, inherit, or register the property. Our team initiates the condominium process, organizes the preparation of the report by an authorized surveyor, and manages the case until the registration of each special part in the land register.

Do you organize the issuance of energy certificates for real estate?

Yes. An energy certificate is a legally required document that shows the level of energy efficiency of a building or apartment. Without this certificate, it is not possible to legally sell or rent a property. Our team cooperates with authorized certifiers and organizes everything for you – from the site visit to the issuance of the certificate, in the shortest possible time and at a fair price.

What is contract solemnization and is it mandatory?

Contract solemnization means that a notary certifies the contract, and it thereby becomes an enforceable document, which allows for direct enforcement in case of breach of contractual obligations. Although not legally mandatory, solemnization is recommended for rentals, sales in installments, or when foreign parties are involved. We will organize the entire procedure, prepare the correct version of the contract, and arrange an appointment with a notary.

Do you communicate with institutions on behalf of clients?

Yes, our team represents clients before all relevant bodies and institutions – from the land registry and cadastre, through the Tax Administration and the Ministry of Justice, to banks, notaries, and building managers. Everything needed for the legal transfer of property ownership, residence registration, or administrative processing of the sale, we handle on your behalf, quickly and without complications.

How much do administrative services cost and are they included in your agency service?

If you are buying or selling a property through the Regent agency, most basic administrative services are included in the agency commission – including checking documentation, drafting contracts, tax returns, and registration. Additional services such as condominium establishment, residence registration, solemnization, or an energy certificate are charged separately, according to a clearly defined offer, with no hidden costs.
