Kaštela is not one town but a string of seven settlements laid out along Kaštela Bay, from Kaštel Sućurac in the east to Kaštel Štafilić in the west, each with its own core, its own castle and its own waterfront. That structure makes it an unusual market: instead of a single centre there are seven smaller ones, and the character shifts from settlement to settlement. The eastern end is closer to Split and the industrial zone, which is practical for a daily commute, while Kaštel Lukšić, Kaštel Stari and Kaštel Novi are quieter, with well-kept promenades and old cores right on the water. Split airport sits in Kaštel Štafilić, which gives one part of town excellent connections and another part aircraft noise. Kaštela has traditionally been the choice of families who work in Split but want a house with a garden rather than a flat, and over the last decade also of buyers after a seaside apartment near the city. The offer is varied, from old stone houses in the cores to new build on the slopes towards Kozjak.

Families from Split and its surroundings after a house or a larger flat on more attainable terms than in the city, plus buyers combining their own use of a bayside apartment with letting. Airport proximity is also driving purchases aimed at guests on short stays.
