ABOUT THE PROJECT

The new construction in Mandre on the island of Pag comprises eight residential units distributed within a freestanding multi-residential building with a ground floor, two additional floors, and an attic. The building is designed with balconies and outdoor areas oriented towards the southeast and southwest, i.e., towards the sea.

The apartments vary in size and layout and include units with one, two, and three bedrooms. Each apartment has a living room connected to the kitchen and dining area, a bathroom, and accompanying outdoor areas in the form of loggias, covered balconies, terraces, or gardens. The net usable areas, calculated according to the coefficients specified in the project, range from 41.58 m² to 117.56 m².

Ground floor apartments have accompanying gardens, loggias, and covered terraces. The largest ground floor unit has three bedrooms, a living area of 34.42 m², and a garden of 46.16 m², while other units are organized with one or two bedrooms.

First-floor apartments have one or two bedrooms, an open living area with a kitchen and dining room, and loggias and covered balconies. The largest living area on this floor is 42.59 m².

On the second floor are the two largest units of the project. Apartment S7 has three bedrooms, two bathrooms, and a roof terrace of 45.96 m², while apartment S8 has two bedrooms, two bathrooms, two loggias, two covered balconies, and a roof terrace of 36.38 m². Both apartments have their own private enclosed access to the respective part of the roof terrace.

Each apartment includes one outdoor parking space, meaning a total of eight parking spaces are planned on the plot as part of the project. Vehicular and pedestrian access is provided from the public road.

For heating and cooling of the apartments, an air-to-air heat pump system in a multi-split design is planned, with one outdoor and multiple indoor units per apartment. Separate electric radiators are provided in the bathrooms, while the water connection is planned to the local water supply network, with separate consumption metering for each residential unit.

Mandre is a coastal town on the island of Pag, and the project is positioned so that the southeast and southwest facades with outdoor areas are oriented towards the sea. The location is suitable for personal residence, vacation, or tourist use of the property.
