Where Zagreb is being built today

Most of Zagreb's new residential buildings go up in the west and south-west — Trešnjevka, Vrbani, Špansko-Oranice and towards Jarun — and in Novi Zagreb, where larger plots allow whole residential complexes. Maksimir, Šalata and the upper town rarely see new buildings because there is little space left, so projects there tend to be small, with a handful of apartments and a higher price per square metre. Before settling on a district, compare more than the price: commute time, nearby schools and nurseries, and whether the project includes enough parking.

Construction stages and what they mean for a buyer

You can buy into a project at three points: during pre-sales on a preliminary contract, during construction, or after the occupancy permit is issued. Buying early usually means a lower price and a say in the finishes, but a longer wait and staged payments supervised by the bank. Buying a finished apartment means known quality and a fast move-in at the highest price.
