That is why "sleeping before buying" is becoming a kind of test drive before signing the contract.


Advantages and risks for sellers

Properties that offer a unique view, a peaceful environment, or special architecture benefit the most from this approach. Buyers who drink coffee on the terrace in the morning overlooking the sea or listen to the silence of the evening in the vineyard often make a decision then. On the other hand, for the seller who decides on this step, good preparation is crucial – the house must be impeccably clean, technically correct, and safe. Everything that the potential buyer feels during the stay will affect their final decision.

Will the trend of "sleeping before buying" take hold in Croatia?



In Croatia, this model is not yet common, but with the rise of luxury properties and the arrival of foreign buyers, it is not excluded that the domestic market will adopt similar practices. Buyers from abroad who are looking for villas in Istria, houses by the sea in Dalmatia, or apartments in Zagreb increasingly want to personally experience the atmosphere of the space before deciding to invest. Agencies that offer personalized service and a secure legal framework could thereby further increase the trust of foreign investors. Ultimately, "try before you buy" is not just a passing trend, but an indicator of how informed, demanding, and ready the modern buyer is to explore all possibilities before making a final decision.
