Trogir sits on a small island between the mainland and Čiovo, and its medieval core with the cathedral of St Lawrence is on the UNESCO World Heritage list. The market therefore splits into two entirely different halves: inside the core you buy stone palaces and houses that cannot be substantially altered, while Čiovo has seen the most intensive apartment building anywhere around Split over the past two decades. Okrug Gornji, Arbanija and Slatine on the island offer rows of newer blocks with pools and sea views, built almost entirely for letting, while Seget Donji to the west of town keeps a quieter, family character. Trogir is also the closest town to Split airport, which lies only a few kilometres to the east, so guests get from the plane to their accommodation in about fifteen minutes. That proximity is the location's greatest advantage — and the reason the supply of apartments here grows faster than in neighbouring towns.

Investors buying an apartment on Čiovo for its airport proximity and dependable summer occupancy, alongside Split families after a house with a garden on more attainable terms than in the city. The stone houses in the core draw buyers who want a historic property and accept a lengthy restoration.

Split airport is only a few kilometres from Trogir, so guests skip the hire car and reach their accommodation by taxi or transfer in about fifteen minutes. That shows up directly in short-stay bookings and in how much more easily May and September fill up. The trade-off is aircraft noise in parts of Divulje and Resnik, so it is worth visiting a location during busy flight hours before you buy.

Is Čiovo a good place to buy an apartment?

Čiovo has the largest concentration of newer stock around Trogir, frequently with a shared pool, parking and a sea view, on more attainable terms than Split itself. Bear in mind that building here has been intense, so in parts of Okrug and Arbanija competition for guests grows year on year. Check the access road, the water supply and the status of the building and occupancy permits, because Čiovo does throw up properties without proper paperwork.

Can you live year-round in Trogir's old core?

The core is pedestrianised, you cannot drive to your door, and parking on the mainland side is limited and expensive through the season. For singles and couples it is a workable way of life with everything within reach, while families with small children generally do better in Seget or Plano. In the core you should also budget for damp in ground-floor rooms and for the prescribed conditions on replacing windows and roof coverings.
