Opatija grew up as a spa resort for the Austro-Hungarian elite, and the property market still shows it: instead of the usual Dalmatian stone core, what sells here are Secession-era villas, floors in late nineteenth-century buildings, and flats with high ceilings looking out over the Kvarner bay. The town is narrow and steep, stretched between the sea and the slopes of Učka, so value shifts street by street depending on elevation, how open the view is, and the walk down to the Lungomare.
