Properties for sale - Rab

0 properties

Rab is the green island in the stony half of the Kvarner: while neighbouring Pag and the Velebit shore are bare, Rab is covered in pine woods, holm oak and sheltered coves, because the Kamenjak ridge shields it from the bura. Rab town is recognisable by its four bell towers lined up along a narrow peninsula above the harbour, and its core is compact, stone-built and protected, with narrow streets climbing in three parallel levels. The rest of the island develops through settlements such as Banjol, Barbat, Palit, Kampor and Supetarska Draga, where plots are larger and building sparser. Lopar in the north is a case of its own, with sandy beaches that are a rarity on the Adriatic, including Rajska plaža, and its own ferry link to Krk. You reach the island by ferry from Stinica to Mišnjak or from Valbiska on Krk, so Rab is more accessible than it looks, though still tied to a timetable.

Family buyers from Croatia, Slovenia, Austria and Germany looking for a calmer island with sheltered beaches and greenery. A notable share have been coming to Rab for generations and buy a house in the very settlement where they spent childhood summers.

Frequently Asked Questions

How do you reach Rab, and what does the winter timetable look like?

The main link is the short Stinica–Mišnjak ferry, which runs frequently in summer, while the winter schedule is thinner and can be disrupted by a strong bura under Velebit. The alternative is the Valbiska–Lopar crossing from Krk, longer but connecting Rab to an island with a bridge to the mainland. Owners who come out of season usually keep an eye on both, since bad weather can suspend one of them.

What makes Lopar different from the rest of the island?

Lopar lies at Rab's northern tip and has sandy beaches, unusual on the Adriatic and a particular draw for families with small children. Demand for accommodation there is therefore distinctly family-shaped, with longer stays and guests who return year after year. The settlement is about twenty minutes' drive from Rab town, so everyday errands are planned differently than in Banjol or Palit.

What is Rab like for an extended stay out of season?

Rab has far more greenery and shelter from the bura than the surrounding islands, which makes spring and autumn pleasant even for a longer stay. Rab town keeps some of its services open throughout the year, and Banjol and Palit are residential areas that stay lived-in through winter. If you plan to be here outside summer, check whether the property has heating and how well it is insulated, as older houses were built for seasonal use.
