Maksimir is the Zagreb district that grew up around a park rather than the other way round, and that remains its defining feature. Maksimir Park opened to the public in 1794 as one of the first public parks in this part of Europe, and beside it sit the zoo, the lakes and hundreds of hectares of old oaks that give the district a microclimate unlike the rest of the city. The housing is layered: along Maksimirska cesta stand interwar and early post-war buildings; towards Ravnice and Svetice run 1960s and 1970s blocks with generous flats; and Bukovac climbs the slopes with family houses and villas in gardens. Remete keeps an almost village character despite being inside the city boundary. Trams along Maksimirska reach the main railway station and Ban Jelačić Square in about fifteen minutes, and the stadium, the Faculty of Humanities and several secondary schools are all close. Turnover here is lower than in other districts, simply because flats rarely come up for sale.

Families who want greenery, schools and a tram link to the centre in the same district, and buyers trading a smaller flat downtown for something roomier beside the park. With steady demand and little supply, properties here often sell before they reach wider advertising.

Why do flats so rarely come up for sale in Maksimir?

Maksimir is a district people move into and stay in, so the share of property that reaches the market is smaller than in areas with more new construction. The combination of the park, the schools, the trams and quiet streets without through traffic keeps demand above supply over the long run. For buyers that means being ready to move quickly and having financing arranged in advance.

What is the difference between Ravnice, Svetice and Bukovac?

Ravnice and Svetice carry 1960s and 1970s blocks with spacious flats, loggias and well-kept green space between the buildings. Bukovac climbs the slopes and is dominated by family houses and villas in gardens, with quieter streets but a greater reliance on the car. If walking distance to a tram and the park is your priority, the lower parts of Ravnice and Svetice are the practical choice.

How workable is Maksimir without a car?

Trams along Maksimirska cesta link the district to the main station and the city centre in fifteen to twenty minutes, and the area has shops, a market, schools and a health centre of its own. In the lower part of the district a car is not necessary for daily life, while the higher streets of Bukovac and Remete make the distance to the stop noticeable. Check parking too, as the older buildings beside the park usually have no garage.
