Šibenik is the only sizeable town on the Croatian coast founded by Croats rather than Romans, and its shape shows it: steep stone lanes climb from the channel towards the fortresses of St Michael, Barone and St John, while the cathedral of St James stands on the waterfront as a UNESCO-protected monument. The property market was quieter than Split's or Zadar's for a long time, because the town has no beaches in the centre itself, but the restoration of the fortresses and a strong festival calendar have put Šibenik back on buyers' maps. The old core in Varoš and Gorica offers stone houses that need serious work; Baldekin and Crnica are residential districts from the later twentieth century; and Mandalina, beside the D-Marin marina, has become the most dynamic part of town. Buyers who want the sea at their door look towards Brodarica, Zablaće and Solaris. The A1 motorway is some fifteen kilometres away, and Krka National Park and the Kornati archipelago make both the hinterland and the sea equally interesting to guests.

Local buyers from Šibenik and its hinterland looking for a year-round home, together with investors who have spotted that the town is at an earlier stage of its cycle than Split or Zadar. Boat owners berthed at the Mandalina marina are a distinct but constant group of buyers.
