Crikvenica is the nearest genuine seaside resort to Zagreb, and that explains almost everything about its property market. The drive from the capital takes about two hours, so a weekend by the sea is feasible outside the annual holiday too — which, over decades, produced a dense belt of weekend houses and apartments. The town in fact covers four settlements along the same shore — Crikvenica, Selce, Dramalj and Jadranovo — each with its own waterfront and its own rhythm. Crikvenica is the most urban of them, with a health-resort tradition going back to Austro-Hungarian times, shingle beaches and a long promenade, while Selce and Dramalj are quieter and more family-oriented. The housing stock is mixed: older buildings along the shore, a large number of apartment blocks from the 1970s and 1980s, and new build on the slopes with views over the Kvarner and the island of Krk. Being close to the A6 and A7 motorways and to Rijeka means this is not a place that falls entirely silent in winter, even if the season is clearly defined.

Buyers from Zagreb and continental Croatia looking for a second home two hours from the door, usually with some seasonal letting. Alongside them are local buyers from the Rijeka area and families trading an inherited weekend house for something better appointed.
