Properties for sale - Trešnjevka - South

4 properties

Trešnjevka jug is the southern half of what was once working-class Trešnjevka, the belt between Savska cesta and the Sava that took its present shape in the later twentieth century. Instead of a historic core there are planned estates — Srednjaci, Staglišće, Knežija and Prečko — built in the 1960s, 1970s and 1980s, with space between the blocks, tree-lined streets, and schools and nurseries inside the estates themselves. Lake Jarun to the south gives the district something no other part of Zagreb has: six kilometres of waterside paths, a rowing course, sports grounds and beaches used from spring to autumn. That is why the area has lately become one of the city's most sought-after for young families weighing space, greenery and price. Trams run to the centre along Savska and over the Jadranski bridge, and being close to Zagrebačka avenija and the ring road makes leaving the city easy. New build appears here as infill between existing blocks rather than as large new estates.

Young families and first-time buyers after a roomier flat than the same budget buys downtown, while keeping the tram. Runners, cyclists and rowers choose the district for Jarun, and investors for the steady long-term rental demand near Zagrebačka avenija and the university faculties.

Frequently Asked Questions

What does Jarun mean for living in this part of Trešnjevka?

Lake Jarun provides waterside walking and cycling paths, a rowing course, sports grounds and beaches used from spring to autumn, all within the district. For families and anyone who trains outdoors, it is the single biggest reason to choose Srednjaci, Staglišće or Prečko over districts closer to the centre. Flats overlooking the lake, or on the first row of streets beside it, have always been the quickest to sell.

What are the flats in the 1970s and 1980s estates like?

Flats in Srednjaci, Staglišće and Prečko usually have a practical layout, a loggia and more floor area per room than new build, with green space and parking between the blocks. On the other hand, they often need new windows, a bathroom refit and a look at the state of the wiring and the roof. Before buying, inspect the common parts and check whether the maintenance fund is properly collected, which tells you a lot about how the building is run.

How quickly can you reach the centre from Trešnjevka jug?

Trams along Savska cesta and over the Jadranski bridge reach the centre in fifteen to twenty minutes depending on where you start, and buses cover Prečko and Vrbani. For drivers, Zagrebačka avenija and the ring road are right there, which makes trips to the airport and out of town straightforward. That is why the district is often chosen when one partner works downtown and the other outside the city.
