New builds - Split
Split is Croatia's second city and the only one on the coast that runs at full pace all year: the university, the regional hospital, the shipyard and the busiest passenger port in the country keep demand alive well outside the season. The market sorts itself neatly by layer. Inside Diocletian's Palace and in Varoš you find smaller flats in stone buildings watched over by the conservation department; Meje carries the villas and houses below Marjan hill; Spinut and Split 3 offer roomy 1970s flats with generous greenery; and new build concentrates on Žnjan, Sirobuja and out towards Kila. Bačvice is its own story, combining a beach, the promenade and a walkable centre, which is why far more people want to buy there than there is stock to sell. The airport at Kaštela, the end of the A1 motorway and the ferry links to Brač, Hvar, Šolta and Vis make Split the logistical centre of central Dalmatia. Buyers counting on short-term letting should factor in that rental rules in the city's zones are being tightened.
Local buyers who live and work in Split form the stable base of the market, joined by investors from Zagreb and abroad targeting flats for holiday letting in the strip along the sea. Remote workers and returning Croatians looking for a year-round home in a city with an airport twenty kilometres away are a growing share.
