New builds - Kastela

3 new constructions

Kaštela is not one town but a string of seven settlements laid out along Kaštela Bay, from Kaštel Sućurac in the east to Kaštel Štafilić in the west, each with its own core, its own castle and its own waterfront. That structure makes it an unusual market: instead of a single centre there are seven smaller ones, and the character shifts from settlement to settlement. The eastern end is closer to Split and the industrial zone, which is practical for a daily commute, while Kaštel Lukšić, Kaštel Stari and Kaštel Novi are quieter, with well-kept promenades and old cores right on the water. Split airport sits in Kaštel Štafilić, which gives one part of town excellent connections and another part aircraft noise. Kaštela has traditionally been the choice of families who work in Split but want a house with a garden rather than a flat, and over the last decade also of buyers after a seaside apartment near the city. The offer is varied, from old stone houses in the cores to new build on the slopes towards Kozjak.

Families from Split and its surroundings after a house or a larger flat on more attainable terms than in the city, plus buyers combining their own use of a bayside apartment with letting. Airport proximity is also driving purchases aimed at guests on short stays.

Frequently Asked Questions

Which of the Kaštela settlements suits a family best?

Kaštel Lukšić, Kaštel Stari and Kaštel Novi usually come out as the most balanced, with schools, nurseries, well-kept waterfronts and a calmer setting than the eastern end. Kaštel Sućurac and Gomilica are closer to Split and practical for commuting, but also closer to the industrial zone. Before deciding, it is worth visiting in the morning to see what the traffic towards Split looks like at the start of the working day.

How long does it take to get from Kaštela to Split?

Outside peak hours the drive from the central Kaštela settlements to Split takes twenty to thirty minutes, though the morning rush and the summer season can stretch it noticeably. Regular buses run, and the railway line connects Kaštela with Split and Solin, which some commuters use as an alternative to the car. Being near a station or a main bus route therefore shows up in what a property is worth.

Does the airport affect daily life in Kaštela?

The airport sits in Kaštel Štafilić, so the western settlements are superbly placed for arriving guests, with transfers of only a few minutes. On the other hand, parts of Štafilić and Resnik do hear aircraft in summer, particularly early in the morning and late in the evening. If you plan to live here permanently, visit the location during the full summer timetable before you decide.
