Umag is the first Croatian town you reach coming from Slovenia or Italy, and that border position has shaped its entire market. Trieste is about an hour away and Ljubljana a little over two, so Umag has for decades been the second home of Slovenian, Italian and Austrian families who come here for long weekends as well as summers. The town has a compact historic core on a small peninsula, but the weight of the housing offer sits in the coastal settlements such as Katoro, Zambratija and Lovrečica, and inland towards Petrovija and Juricani, where houses with pools go up on larger plots. Savudrija at the far north-western tip carries the oldest lighthouse on the Adriatic, a golf course and the most exclusive end of the market. Umag is also known for the ATP tennis tournament played here since 1990, which gives the town a profile beyond the usual tourist frame. Slovenian, Italian and Austrian buyers for whom Umag is the nearest stretch of Croatian coast, alongside domestic buyers from Istria and Zagreb. A growing number of families use a house with a pool inland for long weekends and let it through the summer.
