Properties for sale - Makarska

0 properties

Makarska is the heart of the Makarska Riviera, a town of just over thirteen thousand people wedged between the sea and the steep slopes of Biokovo. Its property market splits into three clear parts: the old town around Kačić Square, where the stock is mostly smaller apartments in buildings with history; the newer residential blocks along Kralja Petra Krešimira IV and the western side of town towards Zelenka; and the villas and houses on the hillside overlooking the harbour and the island of Brač. Proximity to Split and the A1 motorway keeps Makarska reachable all year, which sets it apart from the smaller Riviera towns that live on the season alone. Buyers here usually want a property that works as both a home and a holiday rental, so apartments with parking and a terrace, and houses divided into several units, are the most sought-after part of the offer. Supply is limited because the buildable land is squeezed between the sea and Biokovo Nature Park, which keeps prices steady even in quieter years.

Domestic buyers looking for a second home by the sea, alongside German, Austrian and Polish buyers who combine a holiday home with seasonal rental income.

Frequently Asked Questions

Is buying an apartment in Makarska worth it for holiday rentals?

Makarska has a longer season than most Riviera towns because it draws guests outside July and August, and the nearby A1 motorway shortens the drive from central Europe. The strongest rental performers are apartments with their own parking space, a terrace and air conditioning, ideally within walking distance of the beach and promenade. Before buying, check that the building is registered in the land registry, that it has an occupancy permit, and how many parking spaces are actually tied to the unit.

How do old-town apartments differ from new builds in Makarska?

The old town puts you on the promenade and by the harbour, but the apartments are smaller, often without a lift or parking, and the buildings need more upkeep. The newer blocks towards the western side of town usually offer a lift, a garage or parking space, better insulation and lower running costs, but sit further from the centre. Which suits you depends on whether you plan to use the property year-round or mainly in season.

Can you build on the Biokovo slopes above Makarska?

Part of the slopes falls inside Biokovo Nature Park or into zones with special building conditions, so construction is not possible everywhere. For any plot you need to check the town's spatial plan, whether the land is classified as buildable, and what density is allowed. Our agents verify the land status and the access road before a plot goes on offer, because access is the most common obstacle on higher-lying parcels.
