Many sellers underestimate that first moment, but it is really essential for the overall impression and is sometimes a key point in making a decision. Namely, in psychology there are even claims that say that we remember best what we see at the beginning and at the end. Therefore, if the first thing you see when buying your property is, for example, a fence – make sure that it is in good condition. The same applies to the yard, the front door to the building or apartment or the staircase. Because, even if your apartment has been completely renovated, customers rarely tolerate messiness and dirt on the way to the front door of their potential future space. Sometimes it is enough to sweep and decorate the yard or wash the staircase, but be aware that even minor cosmetic procedures and financial investment in the space you share with other tenants will be a big plus for the sale of your property. Otherwise, the buyer may insist on reducing the price, which does not benefit you as a seller.

Real estate cleaning

When we talk about the apartment or house itself, the space requires thorough cleaning, where we recommend some of the professional services. Windows, sanitary ware, mirrors and floors should shine, as should all work surfaces, tables and cabinets on which no dust should be visible. Even inaccessible places require detailed cleaning because a potential buyer has the right to peer into every corner of the property they are interested in and you need to be prepared for that.

To make the space look larger, reduce excess things in the apartment. Remove all unnecessary items, including things you no longer need, old papers, jewelry, clothes and the like. Showing an apartment with scattered personal items is inappropriate. Also, remove bedspreads and tablecloths from sofas, armchairs and tables – everything superfluous has no place when looking around the apartment, and the corners of the rooms should also be empty. Keep in mind that customers will also want to peek into the pantry, attics, basements, storage rooms and garages – make sure that these spaces are neat and affordable. Nevertheless, it is not recommended to free up space from excess furniture. The apartment should retain a comfortable and comfortable appearance, since a completely empty space can negatively affect the buyer and his visualization of a potential home.

Repair failures and problems

Before you start showing your apartment to potential buyers, make sure everything is working as it should. Sanitary ware should be in working order, just like electrical wiring, lighting and the like. Check the interior doors, doorknobs, cabinet doors and drawer handles – all these are details that give the impression of the state of the property. Arrange the apartment so that it looks attractive, but avoid heavy and cluttered pieces of furniture and as we stated earlier, unnecessary and private details. Make sure that the room has enough natural light, that artificial lighting is installed correctly and that it gives warm and comfortable light. Plants and flowers in vases are always a desirable detail that will raise the gap of space and give it a dose of elegance.

Make a meaningful schedule of viewing the apartment

When arranging dates to view your property, be aware that you will have to adapt to the available dates of potential buyers. Often, this may mean that the doors of your home will have to be open on weekends. Think about the weather as well. If possible, arrange a sightseeing tour at a time of day when the apartment is best lit and thus the most attractive, and make sure that you are there during the display to answer questions from potential buyers.
